We offer a range of survey and valuation products to suit your requirements, whether you’re buying, selling or simply improving your existing property.

We are happy to send sample reports, including photographs of any issues or defects,
a market valuation and a building reinstatement valuation for insurance.

RICS Condition Survey

This is our entry level survey (RICS Level 1 survey) which is suitable for conventional properties and newer homes. Our report will include a description of the property’s condition, identifying any risks and potential legal issues and will highlight urgent defects. We use a simple “traffic light” rating to identify the condition of key elements of the property.

RICS Homebuyer (Survey)

The Homebuyer Survey is suitable for most conventional properties, built as early as the 1900’s. Ideal for flats and maisonettes where the responsibility for maintenance is shared and many areas of the building are inaccessible.

We will carry out a thorough, but limited inspection without causing any damage. Service installations will be visually inspected, but not tested.

These written reports contain general information and follow the RICS ‘traffic light’ system which rates condition, clearly indicating areas of concern. It will not report minor defects and excludes photographs.

The RICS Homebuyer is a RICS Level 2 survey, as described in the RICS Guidance Note: Surveys of Residential Property 3rd edition.

RICS Homebuyer (Survey & Valuation)

Includes all the features as per the RICS Homebuyer Survey but includes a market valuation and suggested insurance rebuild costs. There will also be advice on defects which may affect the property’s value with repairs and ongoing maintenance advice.

RICS Building Survey

The RICS Building Survey Report is a detailed survey suitable for properties of all ages and types, except larger period properties.

We undertake a thorough and detailed survey of all areas of the property whilst remaining sensitive to the occupants, and of course, without causing damage. Service installations will be visually inspected, but not tested.

Our written report follows the RICS ‘traffic light’ system which rates condition, clearly indicating areas of concern and includes a limited number of photographs.

The RICS Building Survey Report is a RICS Level 3 survey, as described in the RICS Guidance Note: Surveys of Residential Property 3rd edition.
This type of survey does not include a market valuation or reinstatement cost assessment.

Kevin Shaw & Associates (KSA) Bespoke Building Survey

Kevin Shaw & Associates offer their own bespoke Building Survey Report which is the most detailed survey, suitable for the more unusual property EG: large period properties or those with a thatched roof or cob walls. We undertake a thorough and detailed survey of all areas of the property whilst remaining sensitive to the occupants, and of course, without causing damage. Service installations will be visually inspected, but not tested.

You will receive a written report including photographs which will cover all aspects of the construction and condition of the property.

Contained within the survey will be our recommendations for future repairs and maintenance clearly highlighted. A market valuation is not included within the report, however, if you require a market valuation of the property we will be happy to do this as part of our valuation service (see Property Valuation section for more information).

The KSA Building Survey Report is a RICS Level 3 survey, as described in the RICS Guidance Note: Surveys of Residential Property 3rd edition.

Property Valuation

Valuations of properties are carried out for many purposes, not just mortgages. We undertake residential valuations for Inheritance tax (probate), shared ownership, Housing Association, Charities Act and matrimonial purposes, we also carry out RICS Red Book Valuation reports.

We are RICS Registered Valuers highly experienced in the local property market.

Snagging Report (for New Properties)

This type of Building Survey is best suited to brand new properties where there may still be snagging issues typical of new builds. The survey report is set out in a tabular format and focuses only on the individual elements of the property.

The Snagging Report enables the client to present a comprehensive list of repairs to the builders for action.
